Refer to the attached title commitment. Draft a title letter providing instructions to the title company as a purchaser of the property referenced therein.

Example: Ladies and Gentelmen:

This office represents Buyer LLC (the “Purchaser”) of the Property. This ?tle objec?on leaer is provided in accordance with Sec?on 3.2 of the Purchase Agreement which is to be entered on or a_er the date hereof by and between Seller and Purchaser (as amended, the “PSA”). The following objec?ons relate to the that certain Commitment for Title Insurance effec?ve February 10, 2018, bearing Commitment No. XXX-55555-CLE issued by First American Title Insurance Company (the “Title Commitment”), a copy of which is aaached hereto as Exhibit A, and the accompanying underlying ?tle documents referenced therein and (ii) that certain ALTA/NSPS Land Title Survey prepared by First Order, LLC (the “Surveyor”), dated March 9, 2018 (the “Survey”). The following are those items included in the Title Commitment and the Survey which Purchaser is disapproving pursuant to Sec?on 3.2 of the PSA. Title Commitment: 1. 2. 3. 4: Schedule B – Sec?on I (Requirements), Item 3: Purchaser objects to these items and requires Seller to sa?sfy all of these requirements. Schedule B – Sec?on I (Cont.), Items 1-9, 13, 15 and 16: Purchaser objects to these items and requires Seller to sa?sfy all of these requirements. Schedule B- Sec?on II: We have the following objec?ons and/ or comments for the following ?tle excep?ons.: 1- 11, 13, 14-16, 18, 20, 21, 25,26, 33-45, 49 and 54-57 all as shown on the aaached marked-up Title Commitment. Purchaser reserves the right to further objec?ons to the Title Commitment upon receipt and review of an updated Title Commitment, requested informa?on and/or Survey.
