LEG 100 Week 10 Assignment:

Larry Landlord has recently renovated an apartment and has put it on the market to be rented for $800.00 a month. Larry Landlord has been in business for approximately five (5) years and has had both positive and negative experiences with tenants. Larry Landlord is hoping to find a good, long-term tenant for his apartment. Roger Renter saw Larry’s sign for the apartment for rent and thought the location and the apartment would be perfect. Roger met Larry to look at the apartment and Roger fell in love with it. All of the interior fixtures had been replaced and the unit had a nice large closet. Roger noticed that although newly painted, the exterior of the apartment did show a little bit of wear. Because of the condition of the exterior of the building, Roger asked Larry about any roof leaks. Larry stated that he had never had a leak and was not aware of any leaks.

Roger and Larry entered into a valid contract for the rental of the apartment. (Note: The issue of whether or not a contract exists is NOT part of this question. For purposes of this question assume the contract is valid and there are no issues with the contract.)

Roger Renter was very happy in his new location; the apartment was quiet and the neighbors were friendly. Larry Landlord was also very happy because Roger Renter was a model tenant. Roger Renter paid on time and was quiet and respectful to other tenants.

The part of the country where Roger rented was rainy in the summertime. Roger rented and moved into the apartment in October. In June, a tremendous rainstorm occurred and Roger’s roof began to leak. The leak was minor at first and Roger merely put a trash can under the leak and had no other issues that month. When handing over his monthly rent check, Roger told Larry about the small leak. Larry thanked Roger for letting him know about the leak and told Roger he would have it fixed.

The next month the rains came again and the leak grew larger in Roger’s apartment. Roger was not home at the time of the rain and therefore the leak damaged some of Roger’s furniture. Roger called Larry to let him know that there was a leak and asked when it might be fixed. Roger also stated that he thought Larry had fixed the roof. Larry curtly stated, “When it rains, sometimes it pours. When it pours, sometimes it leaks.” Roger did not like Larry’s tone or response and called back to ask when the roof might be fixed. Larry stated, “When I get to it.” The following day, Roger sent Larry a note about the roof leak and asked Larry to please address the issue.

The week before the rent was due, another rainstorm occurred and the leak was even larger. This time the leak damaged Roger’s clothing, furniture, and some precious items he had inherited from family members. Roger called Larry and asked Larry to fix roof immediately. Larry responded in a similar and condescending manner. Roger hung up the phone and threw his baseball bat against the wall, damaging the drywall and knocking out an electrical socket.

Since it was the rainy season, Roger knew it would rain again and therefore simply moved his items away from the leak and did nothing to help mitigate the damage from the leaking roof.

Larry came into the apartment to investigate the leak and found damage from not only the leak but also from the thrown baseball bat. Roger states that the baseball bat damage was a direct result of Larry’s inability to fix the leak based on his anger from Larry’s curt response.

Suppose you are a mediator. In five to seven (6-8) pages discuss the rights and responsibilities of the landlord and the tenant in which you:

The ancient Roman Urban structures are beautifully made and fascinating. The Romans who built the structures put a lot of thought and detail into the design of the constructions. For instance, the Colosseums and Ampitheaters of Rome were built with so much complexity that one can conclude they greatly resemble modern day buildings.

One of the earliest structures that were built in Rome were it’s Ampitheaters. These buildings date back to the II Centruy B.C. The Ampitheaters were composed of two separate theaters contained in one erection. The first Ampitheaters built by rulers such as Taurus and Curio satisfied the need for space for games and sporting events to be held and theaters for shows and entertainment events. One part of the theater would host the shows and entertainment events and then the two, separate theaters would be combined to allow for enough space for the playing of games and sports. The idea to allow for two separate functions was ingenious.

The design of the first Ampitheaters is very similar to modern day entertainment facilities. For example, the Nassau Colosseum located in Uniondale, New York is designed and used just as the Ampitheaters of ancient Rome. The Nassau Colosseum hosts many sporting events in it’s building such as hockey games, basketball games and even truck races. The Nassau Colosseum can then be converted to function as a concert or symphony hall and playhouse.

Another similarity between the Ampitheaters of ancient Rome and a modern day structure such as the Nassau Colosseum is it’s seating models and how it relates to the classes of society. In the Roman Ampitheaters; the corridors, stairs and seating was designed to separate and distinguish the classes of Roman society. Emperors, royalty and the wealthy were seated in clusters away from contact with commoners. They were placed in areas that were easy to access and had the best view of games and shows. In modern day theaters, this distinction of the classes of society is still very visible. For example, those who can afford to pay extremely high admission fees and purchase expensive event tickets are seated in comfortable, convenient and sometimes separate areas. People who can buy costly “orchestra” level or premium front row seats that are located in sectioned off areas of the theater are usually financially well off individuals. Reasonably priced seats for events in modern day theaters are usually occupied by those who are part of the elite of society.

As you can see, although the Ampitheaters of ancient Rome were constructed long ago; there are many resemblances to the theaters of today. It is evident that modern architects used many aspects and principles of the construction of these ancient structures and incorporated them in the theaters we frequent today.

counter, investigate, or prosecute domestic or international terrorism,
including, without limitation, paying rewards in connection with these

(C) conducting terrorism threat assessments of Federal agencies and their facilities; and

to reimburse any department or agency of the Federal Government for any
costs incurred in connection with detaining in foreign countries
individuals accused of acts of terrorism that violate the laws of the
United States.

(b) NO EFFECT ON PRIOR APPROPRIATIONS-Subsection
(a) shall not be construed to affect the amount or availability of any
appropriation to the Counterterrorism Fund made before the date of the
enactment of this Act.

SEC. 102. SENSE OF CONGRESS CONDEMNING DISCRIMINATION AGAINST ARAB AND MUSLIM AMERICANS.

(a) FINDINGS-Congress makes the following findings:

(1)
Arab Americans, Muslim Americans, and Americans from South Asia play a
vital role in our Nation and are entitled to nothing less than the full
rights of every American.

(2) The acts of violence that have been
taken against Arab and Muslim Americans since the September 11, 2001,
attacks against the United States should be and are condemned by all
Americans who value freedom.

(3) The concept of individual
responsibility for wrongdoing is sacrosanct in American society, and
applies equally to all religious, racial, and ethnic groups.

(4)
When American citizens commit acts of violence against those who are, or
are perceived to be, of Arab or Muslim descent, they should be punished
to the full extent of the law.

(5) Muslim Americans have become
so fearful of harassment that many Muslim women are changing the way
they dress to avoid becoming targets.

(6) Many Arab Americans and
Muslim Americans have acted heroically during the attacks on the United
States, including Mohammed Salman Hamdani, a 23-year-old New Yorker of
